Phoenix and the Anthem home market late winter 2013

The real estate market in Arizona has changed for the better if you are a home seller or just sitting on the fence hoping your home is increasing in value.  If you are a buyer it’s getting tough out there.  Inventory is low and prices have gone up.  According to Realtor.com home prices in the Phoenix market went up 23.59% last year while inventory is down 16%.

 

In Anthem the low  inventory is obvious when you drive through the neighborhoods.  Yards are looking kept and very little signs of visible home neglect.  Some for sale signs but much less than previously.     Currently there are 177 active homes in all of Anthem.  A year ago that would have covered just Anthem Country Club.  The price per square foot is now around $141 in Anthem Club, and now over 101 in Parkside.  So if you are considering selling it may be time to start getting your home ready.  If you on the buying side, you may want to start seriously looking and getting qualified and be ready to go when the right home comes on the market.
